Downtown Tampa Renovations and the October 20 Selmon Traffic Change

You have picked the finishes, lined up your contractor and started imagining opening day. Then comes a less exciting question: where will the delivery truck unload?

For business owners renovating near downtown Tampa’s Convention Center, that question deserves an early conversation. A newly announced South Selmon construction traffic change is a good reason to revisit access before your next delivery.

What changes on October 20

The City of Tampa’s October 13 announcement says South Tampa Street will close at East Brorein Street beginning at 8 p.m. October 20, 2026, for approximately two years while crews install expressway support pillars.

A temporary eastbound lane on Brorein will provide access toward Franklin Street and the Convention Center’s upper loading docks. The leftmost Brorein lane between Morgan Street and Florida Avenue will close.

There is also a separate overnight setup closure: Brorein between Tampa Street and Franklin Street is scheduled to close from 8 p.m. October 20 until 5 a.m. October 21 for restriping. The Convention Center parking-garage entrance will close during that window. The city otherwise says the garage and upper loading docks will remain accessible during construction.

Check the city’s traffic announcement and detour map before traveling; construction schedules can change.

A delivery address is only half the plan

If your renovation is nearby, give your contractor more than the street address. Identify the actual unloading entrance, the person who controls access and any building rules about delivery hours.

Picture a flooring delivery arriving at your front door while the approved unloading area is behind the building. Even without a road closure, that mismatch can turn a straightforward delivery into a series of phone calls.

Before dispatch, ask your supplier to confirm the route and unloading arrangement with the site contact. For larger vehicles, have the delivery company check whether the approach suits its truck. A passenger-car route may not answer every delivery question.

Help customers find the right door

If your business will remain open during renovations, walk through the arrival experience yourself. Can someone arriving for the first time identify the customer entrance? Are your appointment reminders and parking instructions still accurate?

Keep directions brief and specific. Share the entrance your customers should use, and update those instructions when conditions change. Coordinate any temporary signs or access changes with the property manager and appropriate authorities.

The same thinking applies to your crew: agree on parking and material staging before the first workday.

Put access on the renovation agenda

At your next planning meeting, cover these four points:

  • Who will confirm current road conditions before each major delivery?
  • Where can materials be unloaded and stored with the property’s permission?
  • Which customer and staff routes need to stay clear?
  • Who will notify suppliers if the delivery plan changes?

A roadwork announcement alone does not establish that your renovation will be delayed. It does give you a concrete reason to review how people and materials will reach the space.

Start with your space and your schedule

For a downtown Tampa build-out, bring your contractor the address, proposed scope, building access rules and preferred opening date. Those details make the first conversation more useful than a finish board alone.
