Tampa Awards Its First Commercial Design Grant — Could Your Storefront Qualify?

You can picture a brighter entrance, a better layout and a space customers want to walk into. Getting from that idea to a set of construction plans can feel like a project of its own.

For some Tampa commercial property owners, there may be help with that first step. On October 14, the city announced its first CRA Commercial Design Grant award, supporting plans to renovate a vacant retail building at 2113 West Main Street. The local example offers a reason to explore the program before committing to work. Read the city’s announcement.

What does the design grant cover?

The city describes a non-matching grant worth up to $150,000 in professional services, delivered through pre-qualified firms contracted by the CRA. Services can include design, engineering, feasibility planning and construction documents.

That means the opportunity concerns professional preparation for a project. Keep the cost of carrying out the renovation as a separate budget conversation. The West Tampa recipient is combining the design award with separate interior and exterior grants, according to the announcement.

Is your property eligible?

The announcement identifies commercial owners and tenants with owner consent within designated Tampa redevelopment areas as eligible applicants. It excludes residential projects, new construction, non-tax-generating properties and projects already underway.

Start with your address. A Tampa mailing address alone does not establish eligibility. Use the CRA’s area information and ask staff to confirm the property and proposed scope.

Talk to the CRA before starting work

The city requires a pre-application meeting before it will review an application. Design grants are awarded to qualified applicants in order while fiscal-year funding remains available; applying does not guarantee funding. These conditions appear on the official commercial grants page.

Request a meeting through the CRA consultation form. Ask what actions count as starting the project and what you may do before approval. Getting that answer early is more useful than trying to resolve eligibility after work begins.

Bring more than a wish list

Prepare a short description of how the space needs to work. If you are planning a shop renovation, for example, explain where customers enter, how deliveries arrive and whether you need to stay open during construction.

Bring photos, available drawings, your intended use and a realistic budget range. Separate essential improvements from finishes you could adjust later. If you lease the property, clarify the landlord’s approval process.

Useful questions for the meeting include:

  • Which parts of my proposed project could qualify?
  • What services would the CRA-appointed team provide?
  • How should design and construction budgets be coordinated?
  • What approvals must be in place before work can begin?

Turn the idea into a clear renovation scope

A grant conversation and a construction conversation serve different purposes. Let CRA staff confirm program eligibility and requirements. When discussing the eventual work with a contractor, focus on scope, existing conditions, access and scheduling.
